Touring Properties Listed by Other Firms
When you hire us to show you properties listed by other brokerages, the following requirements apply.
Identity Verification
For the safety of all parties and to promote seller confidence, we request a copy of a government-issued photo ID before showings.

- Other legally recognized ID
Prequalification
To match you with the right homes and prepare you to act quickly in a competitive market, we request one of the following:
- Prequalification letter from a lender confirming review of income, credit, debt, and assets
- Proof of funds letter corresponding with the property price
Representation Agreement
Texas State Law requires licensed real estate agents and brokers to have a signed representation agreement with a prospective buyer before showing a property.

Showing Policy FAQs
Why do you require ID before showings?
Safety and trust. We follow REALTOR® safety best practices recommended nationwide. Sellers are opening their private homes to strangers. Verifying identity helps them feel comfortable and more willing to approve showings. It protects everyone involved.
Other agents show homes without asking for ID. Why won't you?
Many brokerages skip this step. We don't. Our priority is professionalism and safety for everyone. Just like you'd want to know who's walking through your own home, sellers appreciate working with an agent who takes security seriously.
Why do I need to be prequalified before seeing a property?
It's about finding the right homes faster and putting you in a strong position when the right one comes along. In today's market, the best homes move quickly. Having prequalification ready means you can make an offer without delay and be taken seriously by sellers.
Can't I just look first before talking to a lender?
Many sellers require proof of buying ability before seriously considering an offer. This is nearly always the case for our clients. More importantly, it's impossible to know your true purchasing power without going through prequalification. If you aren't ready to write an offer today, touring a home in person only fulfills curiosity, not progress.
Why do I need a signed buyer representation agreement?
Texas State Law requires a signed buyer representation agreement if you're touring a home with an agent who's not the listing agent. It protects your rights, sets clear expectations, and ensures your agent is legally working for you. This requirement does not apply to unrepresented buyers viewing a listing directly with the listing agent.
What if I tour a home without my own agent?
When a listing agent shows a property to an unrepresented buyer, it's important to understand that the agent works for the seller, not you. They cannot advise you on price, negotiation strategy, or whether the home is right for you. Their duty is to their client. If you want someone in your corner, get your own representation.
How long does prequalification take?
Most lenders can issue a prequalification letter within 24 to 48 hours. Some can do it same-day if you have your documents ready. We work with trusted lenders who make the process fast and painless. If you need a recommendation, just ask.
What if I'm paying cash?
Cash buyers provide proof of funds instead of a prequalification letter. This is typically a bank statement or letter from your financial institution showing you have the funds available to purchase the property. We keep this information confidential.
Will you share my personal information?
Your ID and financial documents are kept confidential. We use them solely to verify your identity and buying ability. We never share your personal information with third parties without your consent.
What if I'm not sure I want to buy yet?
That's okay. Getting prequalified doesn't commit you to anything. It simply tells you what you can afford and prepares you to act when you find the right home. Many buyers find the process clarifying and reassuring, even if they're just exploring.
